		<description>John - I appreciate your feedback regarding Armando&#039;s &quot;Performance Advantage Group&quot;...they have me on the verge of charging my credit card for personal coaching, forms, an online tool and a 3 day bus tour. All this after a very heart felt and seemingly sincere interest in my personal success. I had some anxiety over spending this much for &quot;expert advice&quot;, when I have a feeling I could do it on my own. I own a rental and my own house and have flipped a condo in the past...so I am not a 100% novice. Anybody else have any advice to give on the program...is it worth the price tag $$$???</description>

		<description>We just did a raised ranch with all the fixens / mold everywhere / frozen heating system / cracked boiler/ water damaged hard wood floors / some roofing issues/ on and on...we gutted for 22k and still pulled a o.k. profit in a depressed area in 38 days. We walked away ready to do it again. It can be done, just know your limitations. It doesn&#039;t happen every time though. There&#039;s alot of stressful days. Be well preprared dig in or this may not be the career for you.</description>

		<description>I am a succesful flipper in the Houston Area, I specialize in properties for low and medium income families. Everyone getting into real state need to educate themselves before spending any dime on it, It took me years to perfection the way I do my flips, and I completely agree with Farcry, I can do a full Rehab (Gut) including roof and foundation, under 25K on a House that&#039;s aprox 1500 Sq Feet, the regular 3 bed 2 bath home. Permits should not be an issue, some cities require more than others, but once you have your permits and your contractors follow the required guidelines by the city everything should go fine. Always use the 70% rule, that means that the price of the house and renovations cannot be more than 70% of the Appraisal, better called as the ARV (After Rapair Value). For the ones writing negative comments about flips I would sugest to go get a job and keep living paycheck to payched for the rest of their lives. For the ones that really believe that real state can be profitable go for it, there is plenty of money to be made and there are plenty of houses for everybody. The one thing you need to do as a Real State Investor is to adapt to the different markets, and be proactive by having different strategies for your projects. If you can&#039;t flip and sale, you could flip and rent and so on. Having different strategies will help you move your properties faster. Remember that 90% of Millionaires in the world made their fortune thru real state. You could be the next one. Have a happy flip.</description>

This is our full time job (my husband was laid off a year ago last April).  You can make $$ in this market-there are so many houses with less than $20k repairs that are being dumped for $50k less than their retail value.  Our 1st 3 flips were on the market for less than 30 days-the average in Texas is 72 days.  How?  Because we bought &quot;singles&quot;, as Armando calls them.  3/2 houses in solid neighborhoods purchased for $50k, renovated for $20k or less and sold for $110k.  They sell quickly because given 5 houses in the same neighborhood on the market, buyers flock to the one that has new carpet/paint/tile/appliances and is priced $2-3,000 under the others.</description>
