Everyone getting into real state need to educate themselves before spending any dime on it, It took me years to perfection the way I do my flips, and I completely agree with Farcry, I can do a full Rehab (Gut) including roof and foundation, under 25K on a House that's aprox 1500 Sq Feet, the regular 3 bed 2 bath home. Permits should not be an issue, some cities require more than others, but once you have your permits and your contractors follow the required guidelines by the city everything should go fine. Always use the 70% rule, that means that the price of the house and renovations cannot be more than 70% of the Appraisal, better called as the ARV (After Rapair Value). For the ones writing negative comments about flips I would sugest to go get a job and keep living paycheck to payched for the rest of their lives. For the ones that really believe that real state can be profitable go for it, there is plenty of money to be made and there are plenty of houses for everybody. The one thing you need to do as a Real State Investor is to adapt to the different markets, and be proactive by having different strategies for your projects. If you can't flip and sale, you could flip and rent and so on. Having different strategies will help you move your properties faster. Remember that 90% of Millionaires in the world made their fortune thru real state. You could be the next one. Have a happy flip. Even if Armando does make the $6,000 (but then slash to "$1,500" ;)...why aren't they on their computers and phones making all this money themselves? That right there says it all!! 2. The infomercial to get you there clearly makes it appear that Armando himself will be conducting the seminar. And during the seminar, they never say he "won't be speaking today". Then during the seminar, it's just automatically assumed by the audience that He will be conducting the clinics. I bet he has nothing to do with this whole thing except having his picture plastered everywhere.!! 3. If Armando is making so much money with all of his secrets, why would he want to "tell the world?" Give me a break, take all the leads and sales yourself! I'd love to know the real character of these people, because any person that scams any other AT ALL is a TOTAL SCAMMER, and is preying on people that have honest and sincere intentions. I was dissapointed at this, because the speakers sent there were very informative. I also have received many emails from the "wealth response team" that is suppose to be available for me to call and ask questions about what we were taught if we needed help and guidance, but none of the phone numbers have ever worked, and when i approached the speakers at the seminar they gave me three other numbers that have been useless!! Then by the second day of the seminar they try to sell you another 3 day, $25,000 bus tour, where you will have to pay out of pocket for travel and hotel expenses. They claim that if you pay for the bus tour you will be guaranteed to meet their "hard money lenders" once you arrive, close deals within in 90 days, and you will be able to make all your money back, because they will take you by the hand and "spoonfeed" everything to you. Sounded to good to be true, so i did some research, and kept in touch with some of the people who did the Bus tour only to find out that it was still "to good to be true". Up until this seminar I had alot of trust and confidence in Armando and what he had to offer, but after his seminars, I left feeling like I had spent what money I did have hoping to pick up some new information, but realized that each 3 day seminar he holds just tries to sell you something else. This bothers me considering I had alot of respect for his family, and hard work. I chose not to pay out the $25,000 for the bus tour because this quickly appeared to be a scam. I had made it through the first free seminar, and then had to borrow money to get to the $1,500 dollar seminar, and ever since all I have received is broken promises and keep getting run around in circles, trying to find a phone number for any support or ask any questions in general that were promised to us! I'm not going to go all out and say this is a scam, but i will say tread lightly! You definately wont get everything they promise you, and be prepared to keep spending your money, or borrowing money from other people just to realize you got yourself deeper in Debt! As far as the speakers on the 3 day $1,500 seminar they were very informative, and I did research on them to find out they have been successful at Real Estate, so I gained a little more knowledge than what I had before, but I don't even think the speakers realize what is going on with Armando's whole agenda, because when a group of people kept asking questions about stuff we were led to believe, the speakers were shocked to here we were promised certain things and didn't receive them. They even acted more shocked when they kept handing me phone numbers to contact somebody, and none of the numbers worked. At one point I got one phone number that worked and spoke briefly with someone, but by the next week this number was disconnected and i couldn't get a hold of anyone! He has put together an outstanding group of dedicated, experienced and just plain old great people, and they go above and beyond to help every step of the way. Of course this doesn’t mean that once you go to a 3 day Workshop, Boots On the Ground and a Bus Trip that you can just sit back and money will fall from the sky into your pockets. This does take work people, not back breaking, physical work, but you have to put the time in to learn the program, break out of your comfort zone and put what you are learning to work for you. My business partner and I attended a 3 day seminar here in NJ in April 2010. I’m not going to say that we haven’t had ups and downs because we have … it’s inevitable. But, you have to make sure that you learn something with each failure. Since returning from California on the May Bus Tour, we have 4 properties under contract … that’s in 6 weeks time! This is like getting a college degree in Real Estate Investing … and thanks to Armando we have some of the absolute best teachers in the world guiding and mentoring us! It’s a learning process, and the more you put into it, the quicker it will come together for you. So, if anyone out there is wondering if this Armando guy is for real and if what he teaches works, I can say for a fact that YES, Armando is the real deal, and follow his blueprint and you will be successful.
